Living Green: Caring about the Environment at Gate 48

GATE 48 is proud to be among the first multi-family residential buildings to be certified at the highest level of Green construction by the statewide non-profit organization Build It Green. Build It Green has been a national leader in setting standards for Green construction in single family homes and is being expanded to multi-family residential buildings in 2007. Gate 48 was honored to be a participant in the County's pilot program to develop Green standards for multi-family residential buildings.

At the heart of Green construction is building in an urban location. Gate 48 earned points for its high density in a location that did not require an expansion of sewer or utility lines and was not an environmentally sensitive site. Maximum points were earned for being less than 1/4 mile from 17 of 22 listed services and from BART, and being less than 1/4 mile from 2 or more bus stops. There are actually 3 nearby bus routes, including the new Telegraph Avenue Rapid Bus. More points were earned for providing secure bicycle parking, sidewalks and a visible entry location that will encourage walking to neighborhood services. With the major employment and entertainment centers of downtown Oakland, downtown Berkeley, Pill Hill and Emeryville all so close, and San Francisco and Walnut Creek not much farther, you can get to work or play within just a few minutes by bus, BART or bike - and leave your car at home.

Gate 48 was designed and built to save on resources. Landscaping uses native and Mediterranean species requiring minimal watering with a water-saving drip irrigation system and uses no invasive or high maintenance species. The site is a "Cool Site" thanks to the ancient trees at the end of 48th Street. The building's energy efficiency exceeds California's stringent code requirements, which are by far the most demanding in the nation. During site demolition and construction, more than 65% of discarded materials were recycled. The hardwood floors are made of rapidly renewable bamboo; the floors in the kitchen and bathrooms are made of real linoleum, which is made of natural materials and manufactured with far less environmental harm than conventional vinyl.

Gate 48 has gone the extra mile to keep indoor air quality clean. All indoor surfaces are coated with low or no-VOC paints. All of the kitchen vent hoods exhaust to the outdoors. Windows have been arranged so you can have natural cross-ventilation. Unlike conventional products, the insulation has no formaldehyde. The residences are heated with fan-assisted hydronic coils, eliminating the dry air effect of forced air systems and minimizing the amount of allergens introduced from the outdoors.
